Planned maintenance & repair

Keep timber products in service for longer.

Scheduled inspection, practical maintenance and replacement components for suitable gates, seating, signage, noticeboards and site furniture.

A longer service life

Repair where repair makes sense.

Outdoor timber will weather and moving parts will gradually need attention. That does not automatically mean replacing the complete product.

Albion can inspect suitable products, identify practical maintenance and prepare a clear repair proposal. Where the remaining construction is sound, individual components can often be adjusted, repaired or replaced.

The service can cover Albion products and compatible products made elsewhere. Send us a product list, photographs or an existing maintenance schedule and we will suggest a sensible starting point.

Service options

Proportionate to the products and the site.

A single gate may need a focused visit. An estate or public site may benefit from a planned programme covering several product types and locations.

01

Condition inspection

A visual inspection of accessible components, supported by condition photographs and a short record of recommended action.

02

Maintenance visit

Agreed work such as adjustment, tightening, lubrication, clearing drainage points, light surface preparation and minor component replacement.

03

Repair & replacement

Measured repair proposals and replacement components for suitable gates, benches, tables, signs, noticeboards and related site furniture.

Inspection points

What we look at.

The inspection is matched to the product, its construction and the way it is used. The following are typical visual checks rather than a fixed checklist for every item.

Timber condition

Weathering, movement, decay, impact damage, splintering and areas where water may collect.

Joints & components

Joints, dowels, rails, slats, arms, panels and other parts that may need adjustment or repair.

Fixings & ironmongery

Hinges, latches, locks and suitable exterior fixings, including signs of loosening, wear or corrosion.

Stability & ground details

Posts, feet, anchoring, clearances, drainage and visible movement at ground level.

Information & finishes

Lettering, plaques, applied graphics, glazing, seals and protective finishes where fitted.

Access & surroundings

Changes to ground levels, vegetation, vehicle routes or other site conditions that affect use and maintenance.

Estate & portfolio programmes

A clear record across products and locations.

For estates, councils, charities, conservation organisations and facilities teams, maintenance visits can be organised around an asset schedule rather than treated as unrelated call-outs.

Discuss a maintenance programme
  • Asset register with product references and locations
  • Annual or twice-yearly visual inspections where appropriate
  • Condition photographs and previous-work records
  • Prioritised maintenance and repair recommendations
  • Budget estimates for approved work
  • Coordinated visits and quantity replacement pricing

Condition reporting

Plain findings and clear priorities.

Where reporting is included, each item can be given a simple condition rating with supporting notes and photographs.

  1. 01

    Serviceable

No immediate work identified during the visual inspection.

  2. 02

    Monitor

Continue to observe an item or area at future visits.

  3. 03

    Maintenance recommended

Practical work is advised to keep the product in useful service.

  4. 04

    Repair required

A component or area needs repair, replacement or further investigation.

  5. 05

    Specialist assessment

Advice from an appropriately qualified specialist is recommended before further use or work.

Important scope

Visual condition inspection is not structural certification.

For bridges, boardwalks, large structures or any product where structural safety is uncertain, Albion can record visible condition and identify concerns. A formal structural assessment must be carried out by an appropriately qualified engineer or specialist. The quotation will state the limits of Albion’s inspection.

Quotation basis

Priced around the actual requirement.

Maintenance is quotation-led. The number and type of products, locations, access, travel, reporting, visit frequency and any agreed minor-works allowance all affect the cost.

Replacement components and significant repairs are quoted for approval before the work is carried out.
